What is serviced accommodation or SA?
Serviced accommodation is an accommodation provision to offer hotel standard facilities and amenities to short term and medium-term guests. Examples of our guests are business travellers (domestic or international) attending conferences or training, relocation professionals, contractors and leisure travelers during high seasons etc.
Is Rent to Rent (Serviced Accommodation) legal?
Yes, by using management agreement or corporate let agreement. Also, we need to ensure all parties – freeholder, lender, management company and landlord permit the short-term rentals and corporate lets to meet full compliance.
How can you remove or evict your guests from the property?
Unlike tenants who enter into an Assured Short-hold Tenancy (AST) with the landlord, which designates the property as their primary residence and can only be evicted through the courts, guests in serviced accommodation units accept Terms and Conditions before making their booking. These terms provide them with limited rights to use the property for their prepaid overnight stays. If guests refuse to vacate, we are able to involve the police, as the property is not their primary residence.
Is there likely to be more damage to my property if used as an SA unit?
Tenants generally use a property as their primary residence full-time, resulting in frequent and significant wear. In contrast, a serviced accommodation unit typically has an annual occupancy rate of around 60-85%, leading to less regular wear and tear. Furthermore, our Terms and Conditions prohibit events such as hen or bachelor parties, and we implement a minimum stay policy of two nights to reduce the likelihood of such activities. Additionally, we keep ID documents and credit card information on file in the unlikely event that we need to charge for property damage. We also insure the property with the right insurance to cover the unlikely unfortunate events.
Who is your target market?
Our main target market includes relocation professionals, contractors involved in long-term local projects, which helps us maintain a steady cash flow throughout the year. Depending on the location, we may also serve working professionals attending conferences, training centers, and similar events. During peak seasons, we focus on attracting tourists, particularly for higher weekend rates and special occasions such as events, festivals, and concerts.
If the landlord wants to sell their property, What Next?
We completely understand that a landlord’s situation may change, requiring the sale of the property. Our contracts typically have a term of 3-5 years. However, we can incorporate a termination clause that permits an earlier exit with a specified notice period, providing greater flexibility and peace of mind for all parties involved.
